It's hard to find Good help


     

Over the years I have dealt with many different mortgage lender and brokers, some good, some bad, some near, some far.  Once in a while I would come across one that surpasses the competition, but I typically lose them down the road to a promotion or relocation because they are that good.


     

Lately I haven’t had a “go to” lender.  A lender I could call for anything and one that would respond.  A lender that can be reached day or night, week or weekend, now that is unheard of.  What lender takes calls on a Saturday or Sunday?  Well I found one, although I can’t take credit for finding him. 


     

I recently had two VERY smooth transactions with this lender.  Not only was the whole process smooth for myself and my client, it was also smooth for the Title Company, why?  Because this lender got the buyer’s mortgage package to the lender TWO days before closing.  If you have never purchased Real Estate that involved obtaining a mortgage, a package going out two days before closing isn’t standard practice, well in my experience anyways.


     

The Title Company had plenty of time to get HUD approval and my clients had a couple of days to get their cashier’s check, no rush.  To top it off this lender didn’t charge bank fees to either client?  Zip, Zero, Not-a.

$8,000 TAX CREDIT!!!!

Are you a first time homebuyer?  Yes, then you qualify.  Have you owned a home in the past three years?  No, then you qualify too.  What do you qualify for?  An $8,000 tax credit.

$8,000 Home Buyer Tax Credit at a Glance
The information on this page pertains to the American Recovery and Reinvestment Act of 2009.

The tax credit is for first-time home buyers only. For the tax credit program, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase. 

The tax credit does not have to be repaid.  The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000.

The credit is available for homes purchased on or after January 1, 2009 and before December 1, 2009. 

Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.

Stats for May 2009

The stats for Palm Beach County Real Estate in May 2009 are out!  Inventory is down and properties under contract are up.  We haven't seen numbers like this very several years.  Houses have been selling in a day and multiple offers are commonplace AGAIN.  It's a flashback of 2005, but houses are half the price.

Are we at the bottom yet?

Property in Wellington under $350,000 seems to be selling pretty fast these days.  Is there an actual shortage?  For some neighborhoods the answer is YES.  Even though a majority of homes for sale are bank owned or short sales buyers don't seem to mind the "unknown" when it comes to waiting for an answer from the bank these days, especially when they feel they like are getting a GREAT deal.

Declining Real Estate Market in Palm Beach County

For the past few years property value has been dropping throughout Palm Beach County, some areas faster then others.  Within the past two years "short sales" have taken over the market putting the banks in control.  How long with this downward spiral last?  Is there any hope with the new "hope for homeowners" program?  The program was rolled out October 1st, 2008, but so far a lot of banks haven't been lined up to participate.

West Palm Beach Real Estate in 2007

Will the Palm Beach County Real Estate market keep declining? That seems to be the million dollar question these days. West Palm Beach Real Estate was off to an even slower start then in 2006, but things picked up a little in May and June. However it came to a hault again in July and if it's anything like last years 3rd & 4th quarter the market won't pick back up it will actually slow down (decline even more) Only time will tell what will happen to the West Palm Beach Real Estate market, but in my opinion it's going to be several years before we see a gain instead of a loss.

Palm Beach County Hurricane Season

It's been over a month into the Palm Beach County hurricane season and so far so good. Hopefully this season will fly by without a hitch. The Palm Beach County Real Estate market has been slowing down a little. May and June were very busy months for me, but now we are in the peck of summer and there doesn't seem to be too many buyer's. Property value doesn't seem to be declining too much more, but you never know.

Listings, Listings, Listings

The listings keep coming and only a handful are being shown. There are many listing out there that are "priced right" but are not being shown due to the overflow of inventory. If you own a condo you will probably have the MOST competition, with all the conversions and resale new construction. There is also a lot of single family homes to choose from, but if it's priced right it will be shown. What can condo owners do? West Palm Beach Numbers

Numbers show that the home inventory in the West Palm Beach area is over double than what it was last year at this time. To me it seems like it has tripled, but I guess not. Sellers seem to reducing their prices by the week and now is the time for buyers to get a "good deal" on a home if there is such a thing.
