Don't Under Price your Home in a Sellers Market

It is still a very strong sellers market throughout Palm Beach County, especially the Wellington area.  So why are people under pricing their property?  Many different reasons, but none of them make sense to me.  Some seller's are hiring discount brokers who are then under pricing their property so it sells quickly.  If that's the case why not hire a full service real estate broker and net the same amount at closing if not more?  Other sellers are hiring out of area Realtors and these Realtors are unaware of how quickly property is going up in Palm Beach County therefore they are under listing property.  Would you hire a foot doctor to delivery your child (they are both doctors)?  Of course not, so why whould you hire an out of area real estate broker?  In order to get top dollar for you property you need to hire a full time professional Realtor who specializes in your neighborhood.  I highly recommend interviewing two to three different Realtors and find out what their services are, don't just look at the commission.  You need to look at the what they provide for their commission, all Realtors vary. So when you are ready to sell please don't under price your property.
